The Gunsbourg block project is in line with the objectives of the Ivry Confluences ZAC, which aims to create an attractive and diversified housing offer in terms of size, typology and target public. This variety is in itself a lever for social and generational diversity, but also functional, through the introduction of specific typologies that give the possibility of integrating other activities within the domestic space.
The organisation of the ground floor ensures that the permeability between the entrance halls, the garden and the activity rooms is preserved, so that all the halls are continuous and extend towards the spaces dedicated to collective activities. With the intention of animating local life, these double-height collective spaces have been designed as places of connection between the building and the neighbourhood, whose use is left to the free choice of the future inhabitants, but whose configuration lends itself to hosting very diverse activities: from repair and DIY workshops to small events and other associative activities.
The porosity of the ground floor is also punctuated by the alternation of activity premises and living spaces in the workshop houses. This typology, particularly adapted to the context of Ivry, is composed of a duplex dwelling located on the upper ground floor, with a double-height room located below and which can also be used as a workshop or business premises (based on the small home office model). This room is accessible from the main entrance hall of the building or from the interior of the block, while the living spaces on the upper floor are connected to the common circulations, which allows for independent and adapted access for PRM.
Thanks to its double height, the duplex typology transforms the constraints linked to the risk of flooding into an asset: depending on whether they house living spaces or workshop-type activities, the ground floor floors can be raised, if necessary, by approximately 140 cm, in order to reach the height of the 100-year flood. In this configuration, the residual volumes, located below the raised living areas of the duplex, can be used as bicycle rooms.
Entrance halls, corridors, activity spaces on the ground floor and accessible roof terraces, this rich system of shared spaces creates a further level of circulation, which connects to the network woven by the landscaped paths within the block and to the pedestrian mesh of the public spaces in the neighbourhood, thus defining a hierarchy of relationships ranging from the public, to the intimate.
